Estimator

We’re looking for a tenacious and passionate team member to hit the ground running as Estimator, in DPI’s Toronto office.

DPI’s clients stretch all commercial, industrial, and retail sectors and our 25 years in the Toronto construction business means we’ve built some incredible relationships in these industries.

As Estimator, you’ll coordinate both Lump-Sum bid opportunities, as well construction budget responses, helping to maintain and grow these relationships.

ALL ABOUT YOU:

  • You’ve gained educational and/or practical experience in a related discipline or trade experience directly related to construction, or equivalent
  • You’ve built a minimum of 4-6+ years of progressive experience in construction cost estimating
  • You’ve successfully led budget and bid pursuits and scope reviews valued at up to $10 million
  • You have general construction knowledge or better; and can understand and interpret project specifications, drawings, materials, methods and procedures
  • You bring intermediate knowledge or better, of key principles involved in bid preparation; including quantity takeoff procedures and systems, subtrade partner procurement, pricing, interdepartmental functions, general expense philosophy and bid-closing procedures
  • You understand the impact of economical inflation, market conditions, business trends, internal historical information, and industry competitors
  • You come familiar with different delivery methods including hard bid, guaranteed maximum price (GMP), unit price, design-build, rough-order-of-magnitude (ROM), client target ideals, and disbursements/reimbursables
  • You thrive on establishing and maintaining working relationships with stakeholders, building landlords, market suppliers, subtrade partners, and professional consultants
  • You have agile working experience with Excel spreadsheets, Word, Outlook, Adobe PDF, Sharepoint/OneDrive.
  • Experience with MSProject and Procore would be great, but not required

YOUR AMAZING CONTRIBUTIONS:

  • Dig into the management of DPI’s Costing Centre & historical pricing data
  • Lead, interpret and coordinate small to large estimates and budgets and review all associated project information
  • Conduct detailed analysis of contract documents and specifications to determine and validate overall project requirements
  • Ensures the completion of full quantity take-offs of general, internal and subtrade resources
  • Populating tender forms, generating requests for information, anticipating proposal requirements, and assisting to establish a project schedule where needed
  • Recognize risks related to project specific needs, site details, schedule and market conditions/constraints.
  • Assist with bid document control by documenting, organizing, and archiving all information relating to the estimate for successful transfer to the project team when an opportunity is awarded
  • Develop and maintain strong relationships with all stakeholders including client, consultant teams, DPI Leads, subtrade partners and suppliers
  • Identify and solicit competitive pricing from subtrade partners and suppliers appropriate to the budget or bid opportunity
  • Advise in response a proposed critical path schedule representative of the budget or bid opportunity
  • Organize and coordinate the efforts of available personnel for the bid opportunity by coordinating with DPI’s Operations Manager, Field Operations Manager, and Relationship Managers
  • Review preliminary estimates and budgets with DPI Management, and provide input relating to the level of risk applicable to the project
  • Responsible for closing day preparation including coordination of personnel involved with the bid.
  • In the event of a successful bid, organize subcontractor quotes and estimate details for a wholesome and thorough handover to the Manager of Operations for Project Management resourcing
  • Assist the assigned Project Management team in understanding the bid documents and estimate to ensure a smooth project startup
  • Assist and support the Project Management team with subtrade performance metrics to maintain active bid lists appropriate to different opportunities
  • Maintain Cost Centre database including labour rates, inflation, material pricing, general requirement cost changes etc.
  • Perform additional assignments as required by Management.

YOUR WORK ENVIRONMENT

  • You possess a valid drivers license and access to reliable transportation. On occasion you may need to visit job sites, attend walkthroughs and tour office spaces around the Greater Toronto Area.
  • When visiting job sites or buildings, you’ll have exposure to the outdoors, with possible dust, high noise levels, whereby hot and cold weather is likely. When required, you may need to wear personal protective equipment in the form of a Hard Hat and Steel-toed footwear
  • You’ll integrate into a lively office environment with a dedicated and generous workspace outfitted with an automatic sit-stand desk
  • Your day will be primarily office-based, sitting, standing or working at your desk, however DPI offers an incredible and interactive employee amenity space to enjoy between deadlines

 Senior Project Manager

RESPONSIBILITIES:
• Review proposal specifications and drawings to determine scope of work and required contents of estimate. Review design options and recommend best solution based on cost, engineering quality, or availability of materials
• Plan a construction project and prepare a construction schedule in conjunction with the Project Superintendent. Initiate and maintain liaison with prime client and architect contacts to facilitate construction activities
• Work with Estimating / Cost Centre to finalize sub contractor buy-out and ensure total project scope is bought into sub contracts
• Finalize sub contractor Purchase Orders
• Initiate contract negotiation and finalization with client
• Maintain files of working documents as back-up for estimate figures, including current (accurate) information on prices from suppliers through direct contact, sales brochures, price lists, etc.
• Review on behalf of owners/client’s billings, ensuring that details reflect the contract price including all accumulative changes/credits
• Monitor actual costs to project estimates on a weekly/monthly basis, preparing accurate and timely cost reporting reflecting the project’s material and labor costs
• Ensure reports are reviewed, analyzed and submitted to the Operations Manager (or Manager thereof) on a timely basis. Where applicable will work with Superintendent in the completion of these responsibilities
• Review contract drawings and specifications and make sure that the building is built in accordance with these documents, that the contract drawings are the same as the estimate set of drawings
• Review changes received from the Consultants including contacting the subcontractor for pricing, checking Subcontractors quotations to ensure that they are complete and reasonable; and itemizing changes and presenting them to the Consultants with confidence that the pricing is in accordance with the changes
• Work collaboratively with other departments, project staff, Owners, Consultants, Subcontractors, sharing knowledge and experience to meet the client’s objectives efficiently and effectively
• Conduct effective meetings with Project Team members, Owners, Consultants and Subcontractors, ensuring meetings are professional and supportive of DPI’s Client First philosophy
• Work with appropriate parties to ensure that problems, regardless of nature, are dealt with effectively and efficiently. As examples problems may be of a delivery, labour, schedule or payment nature
• Maintain a good working knowledge of trade unions, their agreements and stipulations
• Develop strong relationships with all stakeholders to ensure that new business opportunities are identified, developed and communicated internally such that DPI is well positioned to win the business
• Schedule and acquire labour for project as required. All labour to come from existing DPI pool or agencies
QUALIFICATIONS:
• Construction/ Construction Management/Architectural/Engineering degree or equivalent combinations of technical training and/or related experience associated with Construction Management
• LEED AP or equivalent experience
• PMP, Gold Seal certification a plus
• Innovative, ability to identify and implement new processes to increase efficiency and effectiveness of the team and project
• Highly developed communication skills, written/oral
• Strong interpersonal skills

PHYSICAL WORK ENVIRONMENT

 Project Manager

RESPONSIBILITIES:
• Review proposal specifications and drawings to determine scope of work and required contents of estimate. Review design options and recommend best solution based on cost, engineering quality, or availability of materials.
• Plan a construction project and prepare a construction schedule in conjunction with the Project Superintendent. Initiate and maintain liaison with prime client and architect contacts to facilitate construction activities.
• Provide input to project schedules throughout Project lifecycle, including incorporating the sequence and timing of Work packages, bid calls, bid evaluations, Contract awards, on-site construction activities, and commissioning into the schedule.
• Develop a detailed list of risks on all projects to be tracked and reported to the project teams.
• Provide advice to the Owner and the Consultant with respect to construction and market conditions. Provide advice on site and possible improvements, selection of materials, assembly systems, and equipment and provide recommendations on construction feasibility, availability of materials and labour, time requirements for installation and construction, and factors related to alternative designs and possible economies. Review design documents on a continuing basis as the design progresses to update and identify constructability concerns and provide expert advice regarding the potential resolution of these concerns.
• During the Value Engineer phase of a project, undertake formal review of the design documents to identify, assess and recommend alternatives which may satisfy the design intent at a lower capital cost, lower operating cost, or on a
shorter schedule; and attend and participate in formal value engineering workshops. • Review all design and Contract document submissions for constructability and bid ability, schedule impacts, pricing, and other impacts prior to CM tender.
• Work with Estimating / Cost Centre to finalize sub contractor buy-out and ensure total project scope is bought into subcontracts.
• Finalize sub contractor Purchase Orders.
• Initiate contract negotiation and finalization with client.

• Review and produce project invoicing for issuance by Accounting Department.
• Review and sign-off on all trade invoices.
• Monthly project cashflow forecasting and monthly workload WIP
• Assist estimating with tender closings and budgets as required.
• Prepare and/or estimate the full cost on conceptual, design-build or general tender work by calculating complete takeoff of scope of work as required.

 Site Supervisor

RESPONSIBILITIES:
• In charge of all on-site construction activities on a daily basis
• Supervise all trades on site and site labour if applicable
• Lead on productivity issues and monitor work performance and efficiency of employees and subcontractors to ensure project plans and schedule are followed and project is executed effectively and within budget
• Contribute to the development of a construction plan
• Manage subcontractor activities
• Assure construction compliance with design requirements
• Maintain project daily log
• Supervise and coordinate field engineering (if required) and construction activities
• Practice sound selection and hiring procedures
• Assure compliance with project construction schedule budgets and assume responsibility for the commissioning of project systems
• Ensure project materials and workmanship at a minimum meet the project Quality Standards
• Ensure the implementation of DPI’s Safety Program to create a safe work environment throughout the jobsite and adhere to the safety and record keeping requirements
• Document and report all injuries, fill out Notice of Injury/Accident Report
• Advise senior management of potential problems, work interferences or schedule difficulties while assisting in circumventing/resolving such conflicts
• Perform additional assignments as directed by superiors or as required for successful project completion
• Potential for onsite carpentry and general labour
• Weekly development of two-week look ahead schedule / plan
• Fiscal responsibility of general conditions related to individual projects
QUALIFICATIONS:
• Educational and experience requirements include a four-year construction related degree or equivalent combinations of technical training and/or related experience.
• A minimum of six years construction experience.
• First Aid, WHMIS, Fall Protection and general safety training and certifications.
• Ability to lead and evaluate trade performance is essential.
• Advanced knowledge of various construction disciplines, safety regulations, scheduling, cost control, quality control, engineering drawings and other documents.
• Proficient in Procore, Office Suite, MS Project, Adobe, and Site Docs
• Ability to assume responsibility, interface and communicate with others a must.
• Enthusiasm for challenge and new initiatives are prerequisites
